How it works

The lease decides the route. We read it first.

    Documents are classified and ordered

    Lease, amendments by effective date, the statement. OCR quality is scored per page; low-quality pages cap the confidence of what is read from them.

    The lease is abstracted with provenance

    Every value keeps its document, page, bounding box and excerpt. Ambiguous critical fields are shown to you with candidate excerpts before any finding is graded A.

    The audit clause decides the route

    OPEN, CPA required, CPA and no contingency, or a broad ban; modifiers for pay-first, not-in-default, confidentiality, cost shifting, look-back and frequency. The route reasons are printed on the report.

    Rules run and findings are graded

    A: lease text and statement line both validated. B: lease clear, statement ambiguous. C: needs landlord records. Findings aggregate by root cause and rank by amount and grade.

    You see value, deadline and quote

    The free report shows the totals with their qualifiers, the deadline, the contestability and the price by route, plus one sample finding in full.

    The desk recovers in your name

    Notice of objection, records request, dispute letter, landlord response handling; a reviewer approves each letter before you sign it. Formal audit through a CPA partner only if the landlord refuses to engage.
