Lease Detect

The answer, and what it costs to be wrong

Our leases bar contingency auditors

Some of them do, and that is a fact about each lease rather than about your portfolio. It changes the price, not whether the work can be done.

  1. The clause decides the route, site by site

The restriction almost always governs the formal audit of the landlord records: who performs it, when, and on what basis. Reading your own statement against your own lease and objecting in writing is not that audit. Where a clause bars a contingency we quote the flat fee instead, on that site, and we say which sites those are before you commit to anything.

  2. Assuming it applies to the whole estate

Portfolios are rarely uniform. Acquired leases, brand templates and different landlords produce different clauses, and treating the strictest one as the rule for all of them leaves the permissive sites unexamined for years.

  3. Have the clauses read

The scan classifies every audit clause and returns the route for each site with the reason. You get the split before the conversation, not after it.
