Our landlord relationship matters more than the money

It is the objection we hear first and the one we design around, because a portfolio manager who wins a dispute and loses a landlord has not won anything.

  1. Nothing goes out that you have not signed

    Letters go out in your name, in your tone, and you sign each one. They are factual and cited: this clause, this line, this figure. We draw no legal conclusions and we never advise withholding rent. Property managers answer a precise objection differently from a vague complaint, and most of them prefer it: a specific question is cheaper for them to close than an audit.

  2. What silence costs instead

    A statement paid without question is a statement accepted, and the same error is on next year. The relationship you are protecting is with a property manager who will move on in three years; the lease runs longer than they do.

  3. Start with the sites where it is easiest

    Scan the portfolio, then choose. You see every finding, every route and every landlord before a single letter is drafted, and you can leave any site out for any reason. Sites near a renewal with no option are flagged before anything is sent.
