Keep them. A broker negotiates the lease; this is about what the landlord billed under it, and the two jobs meet at renewal.

  1. Findings are the renewal argument

    A documented history of what a landlord billed outside the lease, site by site, is the strongest thing a tenant rep can take into a renegotiation. Many brokers refer their clients to us for exactly that, and we work alongside them rather than in place of them.

  2. Transaction work is not reconciliation work

    Recovery is correspondence and follow-up over months: a records request, a landlord response, a computation, a credit confirmed and then checked again next season. It is not what a brokerage is staffed for, and it is not billed as part of a transaction.

  3. Bring them the numbers

    Scan five representative sites and show your broker what came back. It costs nothing and it changes what they can ask for.
